1200 Ponce

1200 Ponce is a unique multi-family development located at the intersection of Ponce de Leon Avenue and Briarcliff Road in Atlanta’s Historic Druid Hills neighborhood. The original campus consisted of a church, school wing, chapel, and gymnasium. Due to the historic district overlay, the design process required interactive reviews and approvals from the Atlanta Urban Design Commission. The overall site is being  redeveloped into a 51-unit condominium complex with an overall density of 12 units per acre. Existing playground and parking areas in the front setbacks were removed and replaced with green space restoring the Olmstedian vision of large, landscaped front yards and parkways along the Ponce De Leon corridor. The first phase entailed the conversion of the church into 7 multi-story homes along with the reuse and expansion of the former classroom wing into 12 additional single-level homes. To allow for increased density, the original chapel was demolished and a new compatible wing containing 4 additional homes was added. Future phases will allow for 28 more residences to be built in 3 new buildings.
